An asbestos management survey has to be in place for any non-domestic property built before 2000. This includes commercial office and retail space as well as manufacturing and distribution premises. If the property has had any asbestos legacy issues, recent or distant, the property has to be re-inspected on a regular basis (typically annually) and any reported recommendations actioned accordingly.


In addition, any commercial property built before 2000 that is designated for refurbishment or planned demolition requires a separate commercial asbestos survey. These are regulations as stipulated by the Health and Safety Executive (HSE).


What type of commercial asbestos survey is required?

MANAGEMENT SURVEY (FORMERLY TYPE 2 ASBESTOS SURVEY)

Minimal intrusion, our survey identifies and locates the presence of ACMs in a commercial building at the most basic level. It is used to assess the condition of ACMs and provides a risk assessment for any disturbance.


REFURBISHMENT & DEMOLITION SURVEYS (FORMERLY TYPE 3 ASBESTOS SURVEY)

Before any work can take place to refurbish or demolish a building, a refurbishment and demolition survey must be completed. This is used to identify and locate all ACMs in the property. Full access internally and externally is required for completion. Please note, this type of survey is intrusive and may cause damage.

    Size and Type of Commercial Property

    Cost of an asbestos survey will be directly affected by the size and type of property being inspected.


    The survey cost will be higher if the building is larger.


    The surveyor will need details of each space and room in the property to complete the asbestos survey.


    A building with multiple rooms or offices may be more expensive than an open-plan warehouse. Because it takes more time to inspect every room individually, regardless if the warehouse has a larger surface area.


    There is a general difference between properties, depending on their type, composition, and size.


    Property Age

    When it comes to asbestos survey cost, the age of a property is also important.


    A building built before 1990s has a greater chance of asbestos-containing materials being used in its construction.


    You should also consider the different types of asbestos products in the property (e.g. roofing tiles, siding, etc.).


    Asbestos surveys will be more thorough the older the building. The survey cost will be significantly higher.


    Types of Asbestos Survey

    Which type of asbestos survey are you looking for? A management asbestos survey will usually cost less than a refurbishment/demolition asbestos survey. A refurbishment/demolition asbestos survey is more invasive and therefore takes more time and cost.


    Site Access

    The cost of surveying will also be affected by the accessibility of the property.


    Certain commercial properties may have security restrictions. Permission might be required to gain access to the site.


    To conduct more intrusive surveys, it is necessary that the building's occupants be evacuated while the survey takes place.


    Sometimes, it is necessary to plan ahead to schedule the survey or to have the contractor complete the survey outside of normal business hours.
